Where to stay in New Orleans: four areas, honestly compared

The French Quarter, the CBD, the Garden District and Uptown, and the Marigny and Bywater are four different trips wearing one city's name. What each area is actually like, who it suits, the long-established hotels we have checked on their own sites, and a booking search set to each area.

What you need to know, in short: there is no best area, there is a best area for your trip. First-timers and short stays belong in the French Quarter, where almost everything is a walk. Games, conventions and big-hotel comfort sit one block away in the CBD. The Garden District and Uptown trade the walk for oak shade, the St. Charles streetcar and the parade route itself. The Marigny and Bywater put Frenchmen Street's music rooms at your door. Each section below names the hotels our area guides have checked on their own sites, and carries that area's own hotel search, so the booking starts where the guide ends.

The French Quarter: everything on foot, noise included

The oldest streets in the city as your base: walk to almost everything, and take the noise as part of the rent. It suits first-time visitors, short stays, and anyone who wants the classic sights on foot and the nightlife close. The guide names the Hotel Monteleone, the Royal Sonesta New Orleans and the Omni Royal Orleans, the last of them French Quarter Festival's official host hotel. Rooms a street or two back from Bourbon, or facing a courtyard, sleep better than a balcony over the strip.

The CBD: the big hotels, one block from the Quarter

One block from the Quarter, with the big hotels, the streetcar lines and the Superdome in walking range. It suits business and convention trips, game days at the Superdome and the Smoothie King Center, and anyone who wants the Quarter near but not underfoot. The guide names The Windsor Court and Le Pavillon. This is also the practical Jazz Fest base: central, connected, and quiet enough after a festival day.

Garden District and Uptown: the streetcar side of the city

Mansions, oak canopy and the St. Charles streetcar: residential New Orleans, at streetcar pace. It suits repeat visitors, parade watchers on the St. Charles route, and anyone who would rather wake to birdsong than to Bourbon Street. The guide names The Pontchartrain Hotel and The Columns. In Carnival season this is the connoisseur's base, with the big Uptown parades rolling past; the rest of the year it is the city's green front room.

Marigny and Bywater: Frenchmen Street at your door

Frenchmen Street's music rooms, Creole cottages and the city's bohemian east side, one walk from the Quarter. It suits music-first trips, repeat visitors, and travellers who want neighbourhood New Orleans over hotel-row New Orleans. The guide names the Hotel Peter & Paul. If your evenings are planned around club sets rather than sights, base here and walk home.

How booking works on this site

We do not take bookings ourselves and we rank no hotel against another. The buttons above open Trip.com's hotel search set to each area, with our tracking on it; prices and availability are Trip.com's and are set by the properties. Where a booking link earns us commission, the price you pay is the same whether or not you use our link. The named hotels in each area guide were checked on their own official sites on the dates shown there; follow the official site link on the guide for the property's own word, and use the search for the full field.

Sources: the hotels area guides on this site (data checked against each hotel's official site, 1 November 2026) for the area descriptions, the suits lines and the named hotels; French Quarter Festivals, Inc. for the Omni Royal Orleans' host hotel status. Checked 1 November 2026.
